Since 1924 the iconic Montgomery Building acted as the heart and soul of downtown Spartanburg, South Carolina. In 2016 as the building sat in a state of disrepair facing imminent condemnation, BF Partners, Harper General Contractors, and McMillan Pazdan Smith moved forward with a vision to restore the Montgomery Building to its original glory and reinstate the landmark as the gateway into Hub City.
The Harper-led project involved the renovation of the ten-story 127,000 SF building that is listed on the National Register of Historic Places. Keeping Montgomery’s classic aesthetic integrity was of the utmost importance. One of the toughest challenges included the removal and replacement of some 3,400 pieces of precast concrete serving as the exterior cladding of the building—all at the most prominent intersection in the downtown business district. The project also included: the installation of 400 new custom mahogany windows replicating the original windows, replication of cast stone architectural details, structural reinforcement, significant plaster repair, and the creation of a new internal stairwell. Refurbishments of two existing elevators and of the grand arcade required the talents of multiple skilled craftsmen. New energy efficient mechanical and electrical systems were also routed throughout the building.
The ground floor features select boutique retail stores and dining areas. The second and third floors house Class-A office space and are topped with 63 high-end residential apartments. The outcome is a contemporary mixed-use facility for Spartanburg residents to enjoy once again.
