Project Description

Bridgeway Station is a unique development that will bring a new mixed-use downtown to Mauldin, SC.  The first phase provides over 400,000 SF of residential, institutional development, office, and retail space to the Greenville County communityFuture adjacent land is available for an additional 11 blocks of growth. Many of the spaces will house local residents and businesses and contribute to the flourishing growth of the Greenville Metro area. As a part of a plan to increase connectivity and encourage Greenville citizens to get active and outside, Bridgeway Station will ultimately connect with the Swamp Rabbit Trail, a 22-mile multi-use trail that connects towns, businesses, housing, parks, and retail spaces throughout Greenville County. Harper has been integral in the initial construction projects at Bridgeway Station.

Harper completed this Class-A, three-story office building in the new BridgeWay Station development in Mauldin, SC. Harper was selected as the Design-Build Contractor for the 75,000 SF building for Hughes Investments, and engaged MCA Architecture as their architect. Completed in 2019, this speculative office building is constructed primarily of Tilt-Up wall panels and glass. This is only the second office of its kind in the Upstate to use this cost-effective technique. The core includes elevators, finished lobby, and common area restrooms. Harper has assisted with multiple tenants inhabiting the building in unique office spaces since the original construction.

Bridgeway Station Block A is a six-story, mixed-use building that features over 37,000 SF of retail space on the first floor and 163 apartment units above for a total of 209,108 SF. The project was delivered using a Design-Build approach and tilt-up wall panels drove the design. This project was the first six-story tilt-up construction project in South Carolina. The building is partially clad with a mix of original brick and stone exhibiting the look and feel of walking through an Italian village. Block A broke ground in April 2021 and was completed in March 2023, valuing just over $32.7MM.
